What happens when a tenant texts in
1:38 · Everyday work · Video 9 of 11
No sound: each step is captioned on screen, and written out below.
Follow one repair from a tenant's first text to a closed job, without you sending a single text.
What the video shows
- Tenants text your GoLando number. No app to download.
- GoLando opens a request right away and asks for a photo.
- Photos and videos go straight onto the request.
- A few quick questions come first, in case there's an easy fix.
- No easy fix? GoLando lines up a plumber and tells your tenant.
- In Maintenance, the request is already there, marked New.
- Open it for the tenant's words, the photo, the category and priority.
- Your Coverage plumber gets the job by text. No app for them either.
- They reply with a price. It's within your $500 budget, so it's approved.
- They accept, and send two times that work for them.
- The request moves to In Progress.
- Your tenant gets the times and picks one.
- GoLando books it, with a calendar link.
- Then it asks whether the plumber can come in if no one's home.
- Now it's Scheduled.
- The plumber and the tenant's answer about entry are on the request.
- When the plumber marks it done, GoLando asks your tenant: is it fixed?
- A yes, a rating, and the job is closed.
- It lands in Resolved. You didn't send a single text.
- Every message is in the SMS Inbox if you want to read along.
- Texted after hours? Routine and urgent jobs wait until 7 a.m.
