For property management companies

Maintenance coordination that scales with your doors.

GoLando answers your tenants' maintenance texts, troubleshoots what can safely be fixed on the spot, flags emergencies, books your vendors and follows up until each job is closed. Your team handles the exceptions instead of the phone calls, and your property management software stays your system of record.

    • No app for tenants
    • Your vendors and approval limits
    • Imports from Buildium or a spreadsheet

The work it takes off your team

Every step of a maintenance request, handled by text

What a maintenance coordinator does for each request, and what GoLando does instead. Your team steps in only where noted.

    1. Answer the request

Tenants text the problem to GoLando at any hour. GoLando replies, asks the questions a coordinator would, and asks for a photo or short video.

    2. Troubleshoot simple problems

For issues a tenant can safely check, such as a tripped breaker or a jammed disposal, GoLando walks them through it and reviews their photos. A reported hazard skips troubleshooting, and troubleshooting stops if a photo shows one.

    3. Flag emergencies

Gas, fire, sparking, carbon monoxide and active flooding are flagged to you immediately, and the tenant gets safety steps for that hazard, including when to leave and call 911.

Your team: choose who to send for an emergency.

    4. Dispatch the right vendor

GoLando works out the trade and offers the job to your vendors in the order you rank them. Prices under your hidden approval limit are approved automatically.

Your team: approve, counter or decline any price above your limit, by text.

    5. Book the visit

The vendor proposes times and the tenant picks one by text or from a link. Both get reminders with a calendar link.

    6. Chase the loose ends

GoLando nudges vendors who accepted but haven't booked, re-sends times to tenants who haven't picked one, and asks for new times once the offered ones have passed.

Your team: hear about a vendor who still hasn't booked a day after accepting.

    7. Close out and keep the record

After the visit GoLando asks the tenant whether it's fixed, collects a rating and checks in again a week later. The texts about each job stay with its request in your dashboard.

    Built for portfolios

Controls for teams that run a lot of doors

    • A hidden approval limit

Set the amount below which prices are approved automatically. Vendors never see it, and anything above it waits for you.

    • Your vendor list, in your order

Routine jobs go to your own trades in the order you rank them. Pause a vendor without telling them, reassign a job from the dashboard, or cancel one from the dashboard or by text.

    • Quotes side by side

When there's no limit set, or a price is likely to go over it, GoLando collects blind quotes from your vendors and lays them out for you to choose.

    • Network backup

      Optional

Turn on GoLando Network backup and, for jobs within your approval limit, network vendors are offered the job when yours aren't available. The network currently covers Nova Scotia's Annapolis Valley.

    • Bring your portfolio in

Import properties, units, leases and tenants from Buildium, or from a CSV, Excel, Word or PDF file. You review what will be imported before it's saved.

    • Quiet hours and opt-outs

Most non-urgent texts wait until morning rather than going out between 9 p.m. and 6:30 a.m. in the recipient's time zone, and tenants can reply STOP at any time.

    • Assignable team members

      Coming soon

Assign requests to the people on your team.

    Works alongside your software

GoLando runs maintenance. Your property management software keeps doing the rest.

GoLando doesn't replace Buildium, AppFolio, Yardi or Rent Manager. If you use Buildium, GoLando can import your portfolio and keep it in sync overnight.

    Frequently asked questions

Does GoLando replace our property management software?

No. GoLando handles the maintenance conversation and vendor coordination. Leases, accounting and owner reporting stay in your existing software. If you use Buildium, GoLando can import your portfolio and keep it in sync overnight.

What happens with emergencies and after-hours requests?

Emergencies are flagged to you immediately at any hour, and the tenant gets safety steps for the hazard. Routine requests that arrive overnight are logged straight away, and vendors are contacted from 7 a.m. Atlantic time.

Can we keep our own vendors?

Yes. Routine jobs go to your vendors, in the order you rank them, and GoLando Network backup is optional. Urgent and emergency jobs can also be offered to GoLando Network vendors where the network operates, currently Nova Scotia's Annapolis Valley.

When does someone on our team need to step in?

When a price is over your approval limit, when quotes come back for you to choose, when there's an emergency, and when a vendor still hasn't booked a day after accepting. The rest runs by text.

What languages do tenants text in?

English. GoLando's tenant conversations are in English.

    Where is our data stored?

With our service providers in the United States, as our privacy policy explains.
