Vendor dispatch
Automated maintenance vendor dispatch, within your rules.
GoLando offers each job to the right vendor, applies your approval limit, books the visit with the tenant and chases anyone who goes quiet, all by text. Vendors don't need an app.

How a job goes out
From tenant text to booked vendor
Trade and urgency
From the tenant's conversation, GoLando works out the trade and how urgent the job is.
Offered to your vendors
Within your approval limit, the job goes to one of your vendors at a time, in the order you rank them. With no limit set, or a price likely to go over it, GoLando collects blind quotes from your vendors for you to compare.
The vendor replies by text
The offer arrives as a text with the job number. Vendors reply with a price, SITE VISIT, DETAILS or DECLINE.
Price checked against your limit
At or under your limit, the price is approved. Above it, you get a text to APPROVE, LOWER or DECLINE.
Your team: decide on any price above your limit.
The visit is booked
The vendor proposes times, the tenant picks one, and both get reminders with a calendar link.
Work done, invoice in
Vendors update by text (ONWAY, ARRIVED, DONE) and use a secure link to confirm completion and submit their invoice.
Follow-up
The chasing, done for you
Accepted but not booked
GoLando reminds the vendor after 4 hours, and tells you after 24.
No time picked
Time options are re-sent to the tenant after 4 hours, and the vendor is asked for new times once the offered ones have passed.
Waiting on you
You're reminded about prices, quotes and escalations that need your answer.
After the visit
The tenant is asked whether it's fixed and for a rating, and checked in with again a week later.
Emergencies, backup and performance
For the jobs that can't wait, and the vendors you can't reach
Emergencies come to you
Gas, fire, sparking, carbon monoxide and active flooding are flagged to you immediately, with safety steps sent to the tenant. You choose who to send.
Network backup
OptionalTurn it on and, for jobs within your approval limit, the job is offered to two GoLando Network vendors at a time when yours aren't available. The first to accept is booked. The network currently covers Nova Scotia's Annapolis Valley.
Vendor scores
Ratings from tenants and landlords make up most of each vendor's score, with response speed, acceptance, completion and reliability making up the rest. For routine jobs, your own ranking comes first.
Pause or reassign
Pause a vendor without notifying them, or reassign a job from the dashboard.
Frequently asked questions
Do vendors need to install anything?
No. Offers and updates are by text, and a secure link opens the job for completion and invoices.
Do vendors see my approval limit?
No. The limit is hidden; prices under it are approved automatically.
Can I use only my own vendors?
For routine jobs, yes: GoLando Network backup is off unless you turn it on. Urgent and emergency jobs can also be offered to GoLando Network vendors where the network operates, currently Nova Scotia's Annapolis Valley.
How do vendors get paid?
Vendors submit their invoice through GoLando. You pay it and mark it paid, or dispute it.
